Home Buyers

When I assist you in buying a home:

  • As a member of the multiple listing service, I can show you any property.
  • If you see an ad in the paper or a sign in a yard, call me for a showing or for more information.
  • I work with most builders and can get all the information you need to make a smart decision, but I need to accompany you to the property on the first visit. By allowing me to help you with builders, you get the benefits of services offered by me and the builders.
  • I help with all pending and closing transactions.

 

Home Sellers

When you list your home with me:

  • We have mutual objectives to sell your home...

  • We will be working together as a team to get your home sold. Cooperation & communication will benefit the successful completion of these objectives.
  • I will submit a progress report on your property & the market conditions weekly by phone or by mail until sold. The key to our partnership is accurate, timely, and meaningful communication. I will not tell you what you want to hear if it is not reality.

      Check the purchase agreement for completeness
      Counsel you and negotiate the best price for you
      Prepare a calendar of key upcoming actions

      Order title insurance, deed, and survey
      When appropriate, meet appraiser at property and present market data
      Review the inspection report with you
      Keep you up-to-date on the pending details
      Follow up with borrower's lender
      Assist cooperating agent with any problems relative to the sale
      Review the title work
      Schedule the closing

Relocation Info

For incoming transferees:

  • I complete the initial interview by phone to determine your wants and needs, as well as send you a free relocation kit upon request.
  • If needed, I can have hotel accommodations ready for you when you arrive to Indianapolis.
  • I will have pre-selected homes ready to show you immediately upon your arrival to Indianapolis.
  • I can direct you towards strong neighborhoods with traditionally strong market value.
  • Upon selections of your home, I will aid you in procuring a mortgage that suits your needs.
  • I will coordinate insurance needs, inspections, and all of the closing details.
  • I will accompany you at closing to ensure it is handled in a comfortable and professional manner.
  • I can also offer assistance in arrangements for utilities & services transfers.
